Need

We have more investors than we have housing!

Description

Turn the downstairs of the Yellow House into a separate suite. Major components of this are:

  1. Electrical:
    1. put a subpanel next to the existing panel in the laundry room
    2. feed the subpanel through a separate meter
    3. move all the downstairs circuits to the new panel
    4. run a 40 amp circuit for the range via conduit on the outside of the house
  2. Kitchen:
    1. take up carpet in the south end of the big room
    2. put up a pony wall with a breakfast bar
    3. go through the wall to access hot & cold water and sewer
  3. Interior door:
    1. put a doorway at the top of the interior stairs

Status

Goal or deliverable

A private suite in the downstairs of the Yellow House, with a locking door to the upstairs, full kitchen, and a subpanel watt-hour meter.

  • 2010-09-05 : Project start date.
  • 2010-11-30 : Project end date.

Plan

Many of these can be accomplished in parallel.

  1. Install subpanel and meter
  2. Install 40A conduit/wire and socket
  3. Cut and remove carpet
  4. Build pony wall
  5. Install flooring
  6. Rough-in plumbing and any additional electrical
  7. Install cabinetry
  8. Install appliances
  9. Install upstairs door
  10. Paint and finish
