  4. Old business:
    • Matters arising from minutes - nothing noted
    • Review to do list.
      • Rudy took down the plastic from the hoop house as promised. Some debate about what to do with the hoops. We agreed to leave them there for now, in case they are needed.
    • Review calendar. - cider workshop on Sunday, 18th.
    • Project updates:
      1. yellow house skylights (Jan)
        • Project is complete, with final reconciliation.
        • AGREED: final approval to issue the following shares for labour and materials on a capital project:
          • 584.17 Class A Investment Shares to Jan Steinman
          • 31.20 Class A Investment Shares to Carol Wagner
          • 2280.17 Class B Investment Shares to Jan Steinman
          • 225 Class B Investment Shares to Carol Wagner
      2. emergency power (Jan) - no change
      3. commercial propagation greenhouse (Ron) - no change
      4. yellow house suite (Jan) - no change
      5. water system (Jan) - no change
      6. firewood (Jan) - no change
      7. Permaculture design course 2012 (Jan) - no change
        • Rudy asked about general state of Permaculture courses.
        • Jan: not sure we can pull off a full PDC this coming year, but will certainly have smaller events and workshops.
  5. New business:
    1. Profit-centre 2012 budgets review
      • No budgets have been sumbmitted.
    2. Since the co-op now has a way to make mortgage obligations through house rental, Jan & Carol are no longer willing to make mortgage payments in exchange for Class A shares, and request instead that EcoReality establish a revolving loan account with them, in which they will loan EcoReality any shortfall each month at an interest rate of 4.25% annually, compounded monthly. --Jan Steinman 07:21, 7 December 2011 (PST)
      • AGREED: Money beyond $1,100/month rent that Jan & Carol put into paying EcoReality expenses and mortgage will be in the form of a revolving loan, which will be assessed 0.354% interest monthly (4.25% annual rate), compounded.
    3. Request that debts owed to EcoReality for 30 days or longer be assessed a finance charge of 0.416% each month, equivalent to a 5% annual rate, which will accrue to the debt owed if unpaid. --Jan Steinman 10:36, 5 December 2011 (PST)

    4. Request that debts owed to EcoReality for more than 180 days be referred to a collection agency, at the sole discretion of the finance steward, who can consider mitigating circumstances, such as if a payment plan has been agreed and is being followed, such as the white house lease (not yet signed) that members agreed to, which includes a debt payment plan. --Jan Steinman 10:36, 5 December 2011 (PST)

      • Dairy is supplying about 3/4 of EcoReality income at this point.
  6. Review arrivals/departures, guests and apprentices.
    • Shirley Pucci arrived Monday -- welcome!
    • Tuccha and Dhati are back from breeding at the Tuttle Farm, and Maya has been sent there for about two weeks. Jan & Carol prepared and delivered a "goody box" to the Tuttles for boarding during breeding.
    • Dave Friend got busy, and did not arrive, but will visit for a few days around Christmas.
  7. Farm meeting.
    • Rudy will continue to work on a compost bin for the East Field, and will put the greenery from the hoop house in it.
  8. Plans for the week: goat feeders, garage clean-up, fixing tractor and Vanagon fuel problems.
